With an unrestricted calendar, we have visibility into what times are most popular amongst prospects, so we decided to take a look at requested tour times for the month of August.
The raw results:
Below, you'll see the percentage of tour total tour requests by day and time. For example, Wednesdays at 11:00am make up 1.23% of all tour requests.
- After hour and weekend showing requests account for ~70% of all showing requests, where after hour requests make up ~30% of showings and weekend requests make up ~40% of showings.
- Saturdays at 12:00pm are the single most requested tour time: that time slot is almost 4x more popular than the average time slot, and Saturdays as a whole account for almost 1/4 showings. Thursdays, Fridays, and Sundays all compete for the 2nd most popular day to tour.
- Tuesdays at 10:30am are about as popular as I was in high school. Tuesdays as a whole accounted for the least tours across any day. Mondays were the second least popular.
Insights & Implications:
While many prospects may be able to find time to view your property during the week, if you aren't showing your properties after hours and on weekends, you're potentially missing out on 70% of prospects.
As you work out your showing team's schedule, consider having them take Mondays and Tuesdays off instead of the weekend.
In any case, to provide the best service possible to your investors, try to find a way that you can best accommodate prospective renters' schedules so that you can lease properties as quickly as possible.
